Don’t buy an apartment from Urbicoon:you will regret it! Everything was badly managed from start to finish. We were promised high quality high class luxury apartments. We have actually been delivered an ok apartment in a building where the inside common areas have the look, feel and quality of cheap student hostels! And the external common areas have been left in an unfinished state. The project management during the construction phase was a joke. They used a series of subcontractors for managing the relations with their customers during the construction (which shows their attitude to customers) and the subcontractors’ only response when we asked any question was ‘I don’t know’ without making an effort to find out what the answer was! We had to pay a substantial amount of supplementary charges as the allowance for the bathroom, flooring, doors etc. included in the purchase price was too low (despite the high purchase price for the apartment) - even to the point that some of their own suppliers told us that they found it embarrassing! Urbicoon messed up the paperwork with Brussels Fiscalité and so we ended up paying the revenue cadastrale during the construction. Whilst this was eventually reimbursed, through the actions of Urbicoon, we had to pay this cost (several thousand euro) upfront which was essentially an interest free loan we gave to Urbicoon. They pushed us to accept an early date to provisionally receive the apartment - firstly when there weren’t even any windows or interior fittings installed and again a second time when part of the windows and an internal door were missing! This was a clear attempt to avoid paying the penalties for late delivery of the apartment, which they indeed paid in the end as the apartment was delivered several months late. The garage and cellar were only delivered months after the apartment and were not subject to late payment charges as Urbicoon had asked us to sign a second act to buy the garage and cellar, as the paperwork for these was not available when we bought the apartment, and they had removed the late payment clause from this second legal act without informing us. Urbicoon took the decision to reuse the underground garage from the previous building on the site. However, this has led to major problems with water infiltration. The garage is flooded on the lower levels every day. Urbicoon have installed pumps at their cost to get rid of the water but these were either poorly installed or inadequate for the task as they break down practically every day, leading to flooding in the garages and this gives cause for concern for the long-term stability of the building. Urbicoon also took the decision to sell parts of the garages to external companies without consulting the owners of the apartments effectively making the garage a public car park even though the only pedestrian access is via the lifts in the apartment blocks! There is also a huge number of problems with the common areas. The lifts constantly break down, the fire doors block access to the garage for no apparent reason and most seriously Urbicoon ‘forgot’ to tell us that the common areas were a public right of way! All in all: a catalogue of disasters. Urbicoon charges high prices and, in our experience, delivers mediocre quality, poor project management, and appalling customer service and care. They appear to have little pride in their work valuing their profit above any consideration for the people who buy from them. We know that we, unfortunately, made a poor investment: the poor quality of the accommodation delivered and the ongoing problems with the common areas will mean that we will never recoup our investment. So I would advise others to look to other constructors and not to buy from Urbicoon.
