Provas Immo Management - Antwerpen

Disappointing experience with Provas Immo (contact: Ann). The apartment was promised to be cleaned before move-in, but it wasn’t (dishwasher full, fridge not emptied, and floors dirty). When we pointed this our, Provas shifted responsibility to the owner, and we had to clean everything ourselves. Later, when relocating abroad, we agreed with the owner that our deposit would be refunded minus reasonable admin fees if we found a new tenant. After we did, Provas unexpectedly charged €1,250 instead of the €250 previously mentioned and delayed the refund for over two months. We only received it after the owner personally intervened. Not recommended due to poor communication and lack of professionalism.

Very disappointing experience with Provas Immo (Contact Ann). During the viewing, the apartment was dirty, but Provas promised it would be cleaned before move-in. Upon arrival, it was still in the same condition (dishwasher full of food residue, fridge not emptied, stains on the floor, etc.). When we raised this, Provas shifted responsibility to the owner, and we ended up cleaning everything ourselves. We had a 3-6-9 rental contract, but within the first year we had to relocate abroad. We agreed with the owner by email that if we found a suitable new tenant, we would get our deposit back minus administrative fees. By email, I asked Ann to clarify these fees, but she never answered. When I called her colleagues, they said it would be about €250, which sounded reasonable. After many viewings, we found a new tenant ourselves. However, during the plaatsbeschrijving (check-out), Provas suddenly included a €1,250 admin fee (one month rent) in the handover document. When I confronted Ann, she claimed she had replied to my earlier email with this information, but it became clear she had excluded me (probably on purpose) from the CC and only sent it to the inspector. Her response was dismissive: “You should be happy to at least get anything back.” After arguments, we finally agreed on €500. Even then, weeks passed without any deposit refund. When I followed up, Provas said they had submitted it to Korfine (the bank) and told me to contact them directly, although by Belgian law this should have been handled by the owner or the agency. After multiple follow-ups and more than two months of waiting, still no progress came from Provas. In the end, only thanks to the owner personally intervening did I get my deposit back. Not recommended.

Me and my wife bought our first appartment with Provas (represented by Sofie). From start to finish it was a great experience, every step of the process was made clear to us, Sofie was always extremely kind and responsive to all our questions and we felt safe and assured through the whole process. All the documents for the apartment were provided to us in time, well organized and structured. Provas made a big difference in our experience of buying, sometimes you can forget how happy of a moment it is when you're lost in paperwork, but for us it was surely not the case. We sincerely recommend Provas and would definitely make business with them again in the future. Thanks Sofie!
