Deceptive and unprofessional experience with the agency

If Google reviews allowed 0 stars, I would rate this agency 0 (with the exception of Mr. Zairi Nizar with whom I had the pleasure to visit a potential estate at another occasion and who was professional and forthcoming). The experience I had with this agency is beyond and, from my experience, I encourage any potential buyer to question any information received from the agency and involve an urbanistic expert from the very beginning. The interactions I had were dishonest, unpleasant, unprofessional, uncooperative, incompetent. As a buyer who had submitted an offer for a duplex to convert (and from what I learned in urbanistic terms that estate was not supposed to be adverted as a duplex but this is a legal detail), I discovered over times and after involving the expertise of an advocate, 2 independent real estate experts, two independent notaries, an architect and urbanistic expert that there were significant irregularities and that the real estate ad published on their website as well as on Immoweb was highly deceptive and with significant errors in terms of actual content of the purchase, size (on a gross-vs-gross sqm basis, more than 26 sqm were missing between the actual size and the advertised surface, rooms that were not part of the purchase were calculated in the communicated surface, the appartment was sold with 2 bathrooms of which one did not exist and the other one was a 2.7 sqm water closet that actually was a cave, etc.) and urbanistic legal reality. Beyond the fact that the apartment in question should never have been put on the market as it was advertised because it also did not meet general multi-unit building requirements (basement, local poubelle), for more than four months I have been trying to get answers and find solutions to reach a compromise. Not a single time, I have received a constructive, solutions-oriented response. Most of the time, I simply did not know what was going on even when I asked. In general, the communication was beyond inacceptable and unprofessional, including recorded lies both in written and on-site. Besides the incorrectness of the communication (some conversations the agent simply made up), the agent either replied within seconds in a completely un-reflected manner, or I never received an answer at all. I am not sure which I found more unprofessional. In addition, the surveyor who eventually had to come in to clarify the scope of the sales handed in two incorrect versions due to the unclear urbanistic situation and eventually (as to verbal information received from the agent after I confronted him) was apparently replaced with a second one. I never received any information as to why the measures were not reflecting the urbanistic situation nor to when a new proposal would be communicated. You may not avoid that agency if you are buying in Schaerbeek but I highly recommend being extremely vigilant with anything pertaining that agent.
