I had a very disappointing experience with this housing company, and I would not recommend them based on my personal experience. I lived in one of their properties for two years. Upon moving out, I was charged for damages that I did not cause. What made the situation particularly frustrating is that I have dated photos taken on the day I moved in which clearly show the alleged damages were already present at that time. Unfortunately, I did not formally report them when I moved in, as they were minor and difficult to notice (for example, a small chip in a tile). The checkout and inventory process is poorly managed. You are expected to inspect everything within a very short timeframe, and if you miss even a minor detail, it can later be used against you, even when you have photographic evidence. This creates a system where tenants who are not extremely cautious from day one risk being held financially responsible for pre-existing issues. The company advertises its process as offering “great flexibility,” but this flexibility is standard across Brussels and does not feel like a unique benefit, rather, an adaptation to the current housing market. Another concerning aspect is the additional fees. If there is any communication required between you, the new tenant, and the company after you move out, you may be charged an extra €60 for basic administrative tasks that should already be part of their service. Overall, I felt treated unfairly and left with the impression that the system is designed in a way that disadvantages tenants at the end of their lease. Based on my experience, I would strongly consider other options.
